This luxury condo renovation took place in Blue Mountain Beach, right off South Walton’s famous Highway 30A. Boasting four bedrooms, four and a half baths, 3,088 square feet of heated space, and a 238-square-foot balcony, this stunning property was transformed into a contemporary design.
The renovation began with a series of demolition tasks. The dining area saw the removal of columns and arches, creating a more open and modern space. Arched doorways throughout the condo were replaced with square ones and the soffit drop down in the dining room was demolished and replaced with a round recessed area. The master bathtub was removed, and the plumbing was capped, allowing for future design possibilities. Furthermore, all tubs, showers, existing floor tiles, doors, and curtain rods were removed to make way for the condo’s fresh new look.
Electrical upgrades were a key component of the renovation. Fifty retro can lights with energy-efficient LED bulbs were installed and eight outlets with built-in USB charging ports were added throughout the space. Dimmable décor switches were incorporated to provide adjustable lighting options, while outlets for wall-mounted TVs were placed in all four bedrooms and the living room. Additionally, pendant lights were installed above the kitchen island. Three exhaust fans in bedrooms 2, 3, and 4 were replaced with models featuring dehumidifying capabilities, a small, but significant luxury for a beachfront condo.
Undercounter LED tape lighting in the kitchen provided a stylish and functional touch, while electrical outlets and USB charging outlets were added to the desk area near the sink bar top. Ceiling fans were relocated and new ones were installed.
Plumbing fixtures were upgraded throughout the condo. Toilets were replaced, and all sinks received new fixtures, except for the powder bath. The kitchen sink was replaced with a white cast iron farm sink, exuding elegance and practicality. Six bathrooms featured new under-counter sinks, offering a sleek and modern look. The small bar sink in the island was replaced with a larger white cast iron under-mount sink. In bedroom #2, a new white cast iron tub was installed, while bathrooms #1, #2, and #4 received new walk-in showers with glass doors. These showers were equipped with Kerdi waterproofing systems to ensure long-lasting durability. The master bedroom bath #1 saw the addition of a 5-foot soaking tub mounted on the wall between his and hers vanities, providing a luxurious retreat. Another sink was added to the bathroom in bedroom #2 as well.
To enhance the condo’s aesthetic appeal, extensive painting and carpentry work were done. The ceilings, walls, crown moldings, trim, baseboards, and new doors were all painted to create a fresh atmosphere. New vanities were installed in all bathrooms, with updated cabinet hardware for a contemporary touch. Modern hollow-core doors with new hardware were fitted throughout the condo, and a barn door with a sleek track was added to bathroom #2. The kitchen received a new single-panel front for the fridge, and the sink bar section was modified to include a small computer desk. Two new niches were created, one in the entry area with a bench and the other in the existing small niche area near the kitchen. Shiplap siding was installed from floor to ceiling in these niches and in the entryway, adding texture to the space.
Blocking was incorporated for drapery hardware at all windows and a shower rod in bathroom #2. The built-in bunk bed area was adorned with shiplap siding, lending a touch of coastal charm.
Flooring played a significant role in transforming the condo’s aesthetic. Wood Mannington Adura Max vinyl flooring was installed throughout all rooms, excluding the bathrooms and laundry area.
The renovation project rounded up with the installation of quartz glass countertops in all bathrooms, the laundry area, and the kitchen. These durable and luxurious surfaces elevated the overall look and functionality of the condo. Additionally, glass shower doors were fitted in the master shower and the two new showers, showcasing the contemporary design and providing a seamless enclosure.
